What January & February 2026 Reveal About the 49453 Housing Market

The first two months of 2026 gave us a pretty interesting snapshot of what’s happening in the 49453 residential market. On the surface, the number of homes sold looked almost identical to early 2025 — but once you dig into the price mix, days on market, and inventory levels, a much more nuanced story emerges.

According to the MichRIC® market summary, January saw three closed sales in 2026 compared with four in 2025. The report notes: “Average Sale Price (Solds), ‘$1,133,333’, ‘$1,883750’, ‘-39.84%’” and “Median Sale Price (Solds), ‘$700,000’, ‘$1,222500’, ‘-42.74%’,” which tells you right away that the types of homes selling this year look very different from last year.

1. Sales Volume Held Steady — But the Mix Shifted

Here’s the quick snapshot:

  • January 2026: 3 sales (vs. 4 in January 2025)
  • February 2026: 3 sales (vs. 2 in February 2025)
  • Year-to-date: 6 sales in both 2025 and 2026

So the number of closings didn’t change — but the price points absolutely did. In February, the market summary shows “Average Sale Price (Solds), ‘$836,667’, ‘$1,087,500’, ‘-23.07%’” and “Median Sale Price (Solds), ‘$650,000’, ‘$1,087,500’, ‘-40.23%’.” That’s a big shift, and it’s driven almost entirely by fewer luxury-tier homes selling this year.

2. Prices Pulled Back — Especially at the High End

When you compare early 2026 to early 2025, the drop in average and median sale prices is striking:

January Year-over-Year

  • Average sale price: fell from $1,883,750 to $1,133,333
  • Median sale price: fell from $1,222,500 to $700,000

February Year-over-Year

  • Average sale price: fell from $1,087,500 to $836,667
  • Median sale price: fell from $1,087,500 to $650,000

This doesn’t mean demand has disappeared. It simply means the ultra-high-end homes that boosted last year’s averages didn’t hit the market — or didn’t close — in the same way this year.

3. Homes Took Longer to Sell

One of the clearest signals of a shifting market is time on market. The January report shows “Average CDOM, ‘89’, ‘49’, ‘81.63%’,” and February wasn’t far behind with “Average CDOM, ‘80’, ‘49’, ‘63.27%’.” In everyday terms: buyers are taking their time, and sellers are adjusting.

4. Inventory Ticked Up — Especially in the Mid-to-Upper Price Ranges

Inventory levels tell another part of the story:

  • January 2026: 16 active listings (vs. 17 in 2025)
  • February 2026: 17 active listings (vs. 13 in 2025)

The February “Active Listings” section shows notable increases in the $600,000–$1,500,000 range, including “$600,000–$699,999, ‘4’, ‘1’, ‘300.0%’” and “$1,000,000–$1,499,999, ‘2’, ‘4’, ‘-50.0%’.” More choices for buyers + slower absorption = a more balanced market than we’ve seen in a while.

5. How This Compares to National NAR Trends

Nationally, NAR reported that early 2026 existing-home sales were still below long-term norms but showing signs of stabilizing as mortgage rates eased. Prices across much of the country — including the Midwest — continued to rise modestly thanks to tight inventory.

That’s where 49453 stands out:

  • Nationally: Prices rose modestly; days on market increased; inventory stayed tight.
  • Locally: Prices fell sharply due to fewer luxury sales; days on market jumped; inventory increased.

In short: our local market is moving to its own rhythm right now.
